An industrial site located at 44 Gwynne Street in Richmond has been sold for $1.2 million.  Teska Carson selling agent Matthew Feld said the site is siutated in the heart of the Cremorne precinct, which has seen continuous upsurge due to numerous developments and high profile tenancies.

Malvern East
A shop at 324 Waverley road in Malvern East has sold for $670,000.  Teska Carson's Tom Maule said the 284 sq m site was bought by an owner-occupier with the intention of redeveloping the property.

South Melbourne
A private investor has snapped up 129-131 Market Street in South Melbourne for $1,725,000.  The sale represents 3.5 per cent passing yield, Teska Carson agents Carlo Faganello and George Takis said.  The 450-square-metre building is tenanted to the Pedders Shock Absorbers chain.

Chelsea
Teska Carson and RayWhite Commercial have sold 432 Nepean Highway, Chelsea for $700,000.

Malvern East
An industrial property at 849 Dandenong Road sold under the hammer in Malvern East last week for $700,000 through Tom Maule and Michael Ludski of Teska Carson.

Richmond
Plus-size clothing retailer PS14 Plus is opening a new shop along the popular Bridge Road shopping precinct.  The six-year lease over the 154 sq m shop at 211 Bridge Road returns a rent of $107,000 per annum.  The lease was negotiated by Matthew Feld of Teska Carson.

Burwood
An industrial warehouse at 117 Highbury Road in Burwood has been sold for $595,000.  The 560 sq m warehouse was sold with vacant possession and represented a land value of $1062 per sq m.

TeskaCarson have sold a warehouse at 87 Rokeby Street, Collingwood, for $500,000.  The property was bought with vacant possession and the sale price reflects a rate of $2,800 per square metre of building area.

A modern three-storey building at 220 Johnston Street, Fitzroy close to Brunswick and Smith Streets, has been sold for $650,000 before auction, by Teska Carson's Gideon Marcus and Larry Takis on behalf of the mortgagee.

Armadale
Teska Carson has sold a vacant showroom and large, 328sq m residence at 1010 High Street, Armadale, for $2.5 million.

Northcote
Two shops in the Northcote Plaza Shopping Centre has been sold on yields of 5 per cent and 6 per cent respectively.  TeskaCarson's Adrian Boustakis and Michael Ludski sold the retail outlets at auction.

Malvern East
Teska Carson has sold a second property in Waverley Road, Malvern East, in seven weeks.  The 453-square-metre site at 290 Waverley Road was sold by Tom Maule for an undisclosed price, believed to be more than $1.3 million.

Michael Taylor has been appointed director and equity partner at Teska Carson. 

438 Centre Road, Bentleigh
A corner site in one of Melbourne's premier retail strips has been sold under the hammer for $2.63 million.

An investor has paid $2.7 million for a shop at 109 Ormond Road in Elwood.

Another office in St Kilda's Wellington Street is expected to make way for apartments after selling to an investor this week for $3.7 million. 

South Yarra
An office warehouse in the heart of South Yarra has been sold for $1.6 million.  The versatile office warehouse at 15 Wilson Street is near the Chapel Street shops.  The sale was made by TeskaCarson's Matthew Feld.

Prahran - $2.11m Record Set
A development site close to Chapel Street has sold for a record price in the area.  Teska Carson sold 2-8 Bangs Street at auction for $2,110,000.  The 345-square-metre site has dual street frontages and was sold with existing monthly tenants.  The result represents a record price of more than $6100 per sq m.  Teska Carson also sold a retail outlet at 261 Swan Street, Richmond, at auction for $1 million.

VACCHO to move into Collingwood
A peak body representing 24 Aboriginal health organisations has paid $4.45 million for a three-level building in Collingwood. The Victorian Aboriginal Community Controlled Health Organisation bought the 17-23 Sackville Street building in a private sale negotiated by Teska Carson agent Andrew Morley.

An Asian investor has paid $9,550,000 for a modern two-level building at 527 CHapel Street, on the corner of Arthur Street, in South Yarra, together with an adjoining parcel of land that is currently used for car parking, at 62 Arthur Street.  The ground floor of the building is leased to Footlocker, whilst the first floor, which is accessed via Davidson Place at the rear, is leased to Gorgeous Cosmetics.
